Always do this

  • The listing commits you: floor area, energy rating, condo fees, agency fees, and required disclosures get checked in the documents in the file, never in the AI’s text.
  • The price remains your professional opinion, based on actual, comparable sales. An assistant knows neither the condition of the property nor the street.
  • Duty to advise: AI summarizes meeting minutes or an inspection report, but you are the one who reads the document and alerts your client.
  • IDs, tax returns, pay stubs, family situation: the data of sellers, buyers, and tenants goes into no consumer assistant.

Never hand this to AI

  • Having an assistant value a property and using its number in an opinion of value.
  • Sorting or scoring rental applicants with AI, or uploading their application to a free tool.
  • Retouching a photo to the point of misleading: erasing a defect, an overlooking neighbor, or a power line is not acceptable.
